FSG Brings Flexible Expertise to Manhattan High-Rise Renovation Project

Challenge

To complete a total renovation of its 29-story high-rise at 335 Madison Avenue, Milstein Properties engaged the services of local general contractor Sciame Construction.

Sciame was given a project work scope that included a new tech office and amenity spaces on floors five through seven, along with two lobby upgrades and building entries on Madison Avenue and 43rd street. The completed project would feature a bar, health club, retail spaces, stairway changes, a central atrium upgrade, and infrastructure upgrades including new cooling towers. Most importantly to the property owner, the project required temporary facilities for displaced building occupants along with upgraded elevators, all in order to provide continuity of service for building occupants who would be present during the construction project.

The GC understood that project partners on this job would need to bring a high level of flexibility and experience to the work. To complete the electrical work scope for the project, Sciame turned to FSG's New York branch.

Solution

FSG's project team coordinated with the GC to establish a working schedule to complete the phased reconstruction of this 350,000 square-foot building. Among the deliverables provided by FSG during this project were a completely new fire alarm system, all controls and panels for the cooling towers, completely new electrical rooms and mechanical spaces, and new wiring for all public spaces including the upgraded lobby, a lobby bar, and a commercial kitchen to serve the facility.

Throughout the project, FSG crews took full advantage of night shifts and weekend shifts in order to minimize the impact of construction work on building tenants. Additionally, FSG crews complied with all enhanced health and safety protocols required to work safely while maintaining the project timeline during the 2020 coronavirus pandemic.

Result

The massive renovation project at 335 Madison Avenue was completed in the Spring of 2021. Upon completion, the project was considered a great success by the property owner, the general contractor, and all tenants and visitors to the facility. For FSG, the project provided another example of the strength of our electrical construction teams and project management leaders, who overcame the challenges of a difficult year while delivering project success for our customers.
