Challenge

Situated in downtown Houston, the G.T. “Mickey” Leland Federal Building faced the inevitable signs of aging after more than 25 years of service. Recognizing the need for a comprehensive overhaul, the General Services Administration (GSA) spearheaded a meticulous design-build selection process, ultimately entrusting Gensler and Gilbane to lead the extensive renovation project.

Solution

The 22-story office tower underwent a transformative modernization initiative, encompassing a full facade replacement, HVAC upgrades, ADA enhancements, and a complete overhaul of lighting systems and common areas. With the building housing numerous federal agencies and congressional offices, maintaining full functionality throughout the renovation was paramount.

Result

FSG's Houston branch played a pivotal role, providing expert electrical construction services while ensuring minimal disruption to building occupants. From electrical design assistance to seamless BIM coordination, FSG managed the replacement of lighting, controls, power systems, and fire alarm infrastructure.
